Handling Leases 

We have experienced lawyers to draft tailored leases, from both a tenant and landlord’s perspective, which ensure our clients’ best interests are protected.  We offer advice on your rights and obligations under the lease.
 


Handling Licenses 

For a less formal arrangement than a lease, we could draft a license that ensures the property owner’s control over the premises. This includes the ability to evict a licensee more easily.
 

Claims for Adverse Possession

When a property belonging to someone has been occupied by another party for a sufficiently lengthy period then, providing certain criteria are met, the squatter can apply to become the new owner. We have dealt with a number of such claims and can advise on the prospects of an application’s success.
 

Sale and Purchases 

We deal with a wide range of sales and purchases of leases and freehold property. We guide you through the whole process: from drafting contracts, searches, and enquiries through to completion. In post-completion, we assist with paying tax and liaising with the Land Registry. We also deal with sale and purchases for investment purposes, such as sales into a SIPP (Self-Invested Personal Pension).

Landlord and Tenant 

Dealing with relationships between landlords and their tenants can be a minefield. We have the experience to ensure a smooth relationship.

Option and Overage Agreements

We can advise on and draft these more complex agreements. When incorporating them into leases and contracts, we offer flexibility for future situations, such as granting of planning permission in overage agreements.

Property Disputes 

Should a dispute arise between landlord and tenant, neighbours, or in other situations, we can advise on your liability and prospects of success. We assist in reaching a settlement through close integration with our litigation department.
 

Recovery of Land

If a company is dissolved whilst still owning land, this land passes to the Crown, who are represented by the Treasury Solicitor. We can advise on the procedure for applying to have the Company restored, in order to have the land returned to the Company.
 

Representing Charities 

We have a proud history of representing a number of charities in the sale and acquisition of properties. We have experience of dealing with the Charity Commission, and ensuring compliance with a charity’s objectives.
